About the Planning & Building Department

The Hendricks County Planning & Building Department has two divisions, each with its own duties and responsibilities. Planning is concerned with the regulation of physical growth and development of the county currently and in the future. Building is responsible for reviewing and issuing building  and improvement location permits, inspecting buildings for compliance with local development standards, and enforcing the Indiana State Building Code.

The Planning division is responsible for administering the Hendricks County Comprehensive Plan, the Subdivision Control Ordinance, and the Zoning Ordinance. The Comprehensive Plan is a long-range blueprint for growth and development of the County. The Subdivision Control Ordinance regulates how land can be divided up for development. The Zoning Ordinance establishes zoning districts and development standards for those districts so as to maximize the quality and compatibility of the County’s diverse land uses.

Additionally, the Planning division is responsible for floodplain management, zoning enforcement, subdivision and development plan engineering inspections, and addressing. Planning division staff serve as the staffs for the Plan Commission, Board of Zoning Appeals, and the Administrative and Plat Committee.

The Building division reviews plans and issues improvement location and building permits for all eligible types of construction. The Building division staff inspects construction for compliance with the Indiana State Building Code, thus protecting the citizens of Hendricks County from the hazards of faulty building design and construction.
