General Tax Sale Information

  • A property becomes eligible for tax sale if the property is at least three installments behind (including other assessments and penalties).
  • For a parcel to be removed from tax sale, payment must be made in full to the Hendricks County Treasurer no later than 3:00pm the business day before the sale (must be received in office – postmark is not accepted for Tax Sale).
    • Payment in full must be made in certified funds (cash or cashier’s check).
    • For the amount to remove from sale, please refer to your tax sale notice or contact our office.
  • If your property is sold in the tax sale, you will need to contact the Auditor’s Office for redemption. 317-745-9300.

Bidder Information

  • A county tax sale is a buyer beware sale, all properties/tax liens are sold “as is”.
  • Pursuant to IC 6-1.1-24-10 the only warranty provided by the county is that the taxes and special assessments associated with the property described in the tax sale certificate were delinquent and unpaid at the time of the sale and the property was eligible for sale.
  • The county does not provide any representation, covenant, or warranty as to the habitability, condition, or fitness of the property.
  • The county does not warrant the accuracy of the legal description, street address or common location of the property.
  • The county makes no representation, covenant, or warranty of title.
  • A tax deed issued to a purchaser in a county tax sale may not convey insurable or marketable title to the property.
  • Bidders are strongly encouraged to exercise due diligence in researching properties and obtaining the advice of legal counsel prior to purchasing tax liens in a county tax sale.

  • Business Personal Property is property you use to conduct your business. Personal property is not your real estate or buildings.
  • If you have any questions about why or how you were assessed, or how to obtain information on filing personal property, please contact the Assessor’s Office at 317-745-9207 or Assessordept@co.hendricks.in.us
  • Business personal property tax not paid within one year of being billed will receive a demand notice.
    • Demand Notices are sent in mid to late July, from the Treasurer for payment of the delinquent taxes and penalties for the prior year. Taxpayers are given sixty (60) days to make a payment, after which time the Treasurer is required by law to certify all delinquent and unpaid business personal property taxes to the Circuit Court of Hendricks County. After the delinquent and unpaid business personal property taxes have been certified to the court, they become available to individuals who are hired to search the court records and may affect your credit. In certain cases, a collection agency may be used to collect.
  • After taxes have been certified to court, payments must be made to American Financial Credit Services (AFCS). 1-888-317-2327

Per IC 7.1-3-21-15 any person, business, or corporation that sells alcohol must have a Property Tax Clearance schedule – Form No. 1 signed and sealed by the treasurer for an Indiana Alcohol Beverage Commission Liquor License.

Prior to receiving a new, transferred, or renewed license, the Treasurer must state that all the taxes (i.e. real, personal, and innkeepers) have been paid.

For transfers, taxes must also be paid current through the assessment date. Please NOTE if taxes were paid based off an estimate, any additional balance due after the bill is calculated must also be paid.  Any remaining unpaid balance must be brought current before a renewal request will be cleared by this office in the future. Please contact the Treasurer’s office prior to request to obtain the tax amount due.

Permit requests can be made by:

  1. Mail – This will be one of the methods to use if you are wanting the original embossed form back.
    1. Please include a self-address envelope and phone number or email address.
  2. In Person – This will be the other method to use if you are wanting the original embossed form back.
    1. Permit requests must be in our office no later than 3:30 PM to be processed the same day. If multiple requests are made on or after 3:30 PM, they will be processed the next business day.

Innkeeper’s Tax is a pass through tax paid by the party renting the accommodations. The Innkeeper then forwards that tax on to the Hendricks County Treasurer once a month.

Innkeeper’s Tax is a levy tax on every person engaged in the business of renting or furnishing, for periods of less than thirty (30) days, any room or rooms, lodgings, or accommodations located in Hendricks County, Indiana.

The innkeeper must pay taxes on a percentage of this to the Treasurer of Hendricks County by the 20th of each month. The Hendricks County Innkeeper’s tax rate is eight percent (8%) and is used to promote and or encourage conventions, visitors, and tourism within the county; and for the development of a county park, a county fairground, or a county promotion.

You cannot pay Hendricks County Innkeeper’s Tax on-line. You must pay it directly to the Hendricks County Treasurer’s Office at 355 South Washington Street #240, Danville, IN  46122

  2. Get approval of on-site septic systems

    • All septic systems must be approved by the Hendricks County Health Department.
    • New on-site septic systems are not allowed in urban areas where sewer service is available.
  3. Ensure that your sewer project is in compliance with Hendricks County's design standards

  4. Learn what happens after your sewer permit has been issued

Kevin J. Cavanaugh - Facilities Manager

Responsible for the day-to-day operations of the Facilities Management Department. Reports to the Board of County Commissioners. Supervises the Assistant Facilities Manager, Maintenance Team (in conjunction with the Assistant Facilities Manager), Custodial Team, Groundskeeper, and assorted contracted services. Manages new construction projects, renovations, and remodeling of County facilities.

Paul Weddle - Assistant Facilities Manager

Supervises the Maintenance Team and assorted contracted services.  Reports to the Facilities Manager. Manages new construction projects, renovations and remodeling of County facilities. Manages the policies and procedures related to the Furnishing, Fixtures and Equipment (FF&E) needs of County offices.

Carrie Lofton - Office Manager

Provides office management services for the Engineering Department and for the Facilities Management Department.  Manages the budgetary functions of the Engineering Department and of the Facilities Management Department.  Provides assistance to the County Engineer, Assistant Engineer, Facilities Manager, and Assistant Facilities Manager.  Reports to the County Engineer and Facilities Manager.

Brian Clark - Building Maintenance Superintendent

Responsible for the planning and execution of maintenance activities and assorted contracted services for all aspects of County facilities. Reports to the Facilities Manager and Assistant Facilities Manager.

Mike Andres - Building Maintenance Assistant

Assists the Building Maintenance Superintendent in the execution of their normal duties. Responsible for independent work as assigned. Reports to the Facilities Manager and Assistant Facilities Manager.

Hendricks County participates in the National Flood Insurance Program. This regulates development in flood-prone areas and allows homeowners in these areas to obtain affordable flood insurance. Hendricks County also participates in the Community Rating System Program, which is a heightened level of floodplain management that reduces the cost of flood insurance for homeowners.

Certified Drinking Water Labs

The Hendricks County Health Department recommends certified laboratories be used for well water testing. The Indiana State Department of Health certifies Water Testing Laboratories and a list of certified labs is available on their website at http://www.in.gov/isdh/24859.htm. You will need to contact a specific laboratory about costs for specific testing.
