There are a number of property tax deductions and/or credits offered in the State of Indiana. These deductions reduce the assessed value of your property before your property tax bill is calculated, while the credits are applied after calculation. Property taxes are paid a year in arrears in Indiana. Therefore, deductions applied for in one year, will not take effect on your property tax bill until the following year. The deadline to file for property tax deductions is January 15th of every year. 


SEA-1 Property Tax Conclusions:

The elimination of the fixed standard deduction and the increase of the percentage supplemental deduction reduce tax bills on middle and upper values homes (>$100,000) but increases tax bills for lower valued homes ($100,000 and below). 


Property Tax Deductions & Credits:

  • Blind and Disabled Credit

The credit is valued at $125. There is no longer an income limitation. Applicants must have an ownership interest in the property. A person applying for the credit in 2026 for property taxes first due and payable in 2027 would need to apply by January 15, 2027, and show proof of blindness/disability (most common is US SSD paperwork). This credit can be applied for in person, with proof of blindness/disability.

  • Over 65 Age Credit

The credit is valued at $150. Applicants must be over 65 years of age and have an ownership interest in the property. The credit has an income restriction. An individual's federal adjusted gross income may not exceed $60,000, while a married couple's AGI may not exceed $70,000. Individuals wanting to claim the credit must complete an application with the County Auditor on or before January 15th. For example, a person applying for the credit in 2026 for property taxes first due and payable in 2027 would need to apply by January 15, 2027, and show that the person's 2025 AGI did not exceed the relevant limit.

Over 65 Circuit Breaker: This prevents property tax liability on qualified homestead property from increasing by more than 2% over the previous year's tax liability. Applicants must be at least 65 and has the same income restrictions as the credit. This credit can be applied for in person, with proof of age and income. 

  • Standard Homestead Credit

The homestead standard deduction is a residency-based benefit; individuals and married couples are limited to one on their primary residence, in which they occupy. Applicants must have an ownership interest. The Standard Homestead Deduction will decrease over time as the Supplemental Deduction percentage increases. When you qualify and apply for the standard deduction, the supplemental deduction is automatically calculated; it is not an additional application. Historically, the standard homestead deduction was a fixed value of $45,000 and the supplemental was 35% of the homesteaded value less the standard deduction ($350,000 AV - $45,000 x .35).

A person who has applied and qualified for a Standard Homestead Deduction will see an additional credit valued at one-tenth of their tax liability, up to a maximum of $300. This is a residency-based benefit, with individuals and married couples being limited to one on their primary residence. A person applying for the credit in 2026 for property taxes first due and payable in 2027 would need to apply by January 15, 2027.

  • Disabled Veterans Deduction

Applicants must furnish the Auditor with their DD214 and US Department of Veterans Affairs letter of compensation. The deduction applies only to disabled veterans. Within certain guidelines, these veterans are eligible for a deduction ranging from $14,000-$38,960. 

A new deed must be recorded any time you want to:

  • Add/remove a name from title
  • Place property into the ownership of a trust/business name
  • Convey the property to a separate individual(s)
  • Split/combine property

In addition to the requirements and fees of the Recorder's office and Assessor's office, these are the items that will be necessary for a deed to be approved by the Auditor's office:

  • Correct names of the grantors/sellers, including how they hold title to the property
  • Valid legal description of the property
  • Signatures (notarized) of all the grantors/sellers
  • Statement detailing where future tax bills should be mailed
  • Cash/check/card (payable to the Hendricks County Auditor) in the amount of $10 per parcel being transferred

While it is possible to prepare and record a deed on your own, it is not recommended. This is a complicated legal process and utilizing a title company or attorney is in your own best interest.

In accordance with IC 6-1.1-24, the Auditor and Treasurer hold a tax sale every fall in an attempt to collect delinquent property taxes. Property taxes are due on May 10th and November 10th each year. Any property that is more than 3 installments delinquent is subject to having a tax lien placed against it and then having that lien sold at the tax sale. 

Hendricks County partners with SRI Tax Sale Services to conduct their tax sale each year. The most current list may be accessed there.

Taxpayers whose property is slated to have a lien placed against it and that lien sold at the upcoming tax sale will be notified by certified mail/first class mail prior to the sale. In addition to those notices, a list of all tax sale properties will be advertised in the local newspaper for 3 consecutive weeks. 

Any property that does not have its delinquent taxes paid before the date of the tax sale will have a tax lien placed against it and that lien can be purchased by a bidder at the public tax sale auction. The taxpayer must then pay off all outstanding taxes, fees, and interest against their property before the end of the redemption period or risk losing their property to the successful bidder. 

This important part of the property tax process is typically held each year in September or October at the Hendricks County Government Center. The previously unpaid property taxes that are collected as a result of the tax sale are distributed back to the taxing units that should have received them initially.

How do I file for my property tax deductions?

You can file for your Homestead deduction online here: E-File Deductions

All other deductions must be filed in person because they require us to see additional documentation to verify that you qualify. You can stop by any time between 8:00am and 4:00pm to file. You do not need to schedule an appointment or meeting.

What information or documentation do you require to file for property tax deductions?

Homestead - Social Security and driver's license/state ID numbers for adult residents of the property.

Over Age 65 - Most recent IRS Form 1040 and driver's license/state ID.

Disabled Vet - Certificate of Eligibility from the Veteran's Administration office.

Blind/Disabled - Most recent IRS Form 1040 and Social Security awards letter or other proof of disability/blindness.

Why was my application for a deduction rejected?

There are a number of reasons why an application for a deduction might be rejected. The most common reasons are that the form was filled out incorrectly, you already have that deduction on file, or the necessary documentation (deed, has not yet been recorded. We typically include the reason for rejecting your application in the email that you receive notifying you of the rejection.

When is the deadline to file for my property tax deductions?

Deductions must be filed by December 31st in order to take effect on the next year's property tax bill.

If you close on a new home during December, we may not be able to approve the application before the deadline depending on how long it takes to get the deed recorded. In those cases, the deadline can be extended through January 31st.

When do I need to re-file for my deductions?

You do not need to re-file for your deductions annually, but there are a few circumstances that require a new application.

If you changed the way that you hold title to your property or added/removed an individual from the title, you will need to re-apply for the Homestead deduction, and possibly your other deductions as well. Contact us by phone or email to check on that for you.

Why did my tax bill increase?

There are three reasons why your tax bill may have increased:

1. One or more of your deductions is no longer applied to your property. You can view what deductions are currently in place on your property here: Property Tax Info

2. The tax rate for your taxing district has gone up. You can view and compare the current tax rates for all taxing districts here: Tax Rates

3. The assessed value of your property has gone up. You will need to contact the Assessor's Office for details about this issue.

When are tax bills due?

Tax bills are paid in two installments. The spring installment is typically due May 10th and the fall installment is typically due November 10th. You can contact the Treasurer's Office for more information about property tax due dates.

How can I get another copy of my property tax bill?

The Treasurer's Office can provide you with another copy of your tax bill.

How is my property tax bill calculated?

The property tax bill calculation process is complex, and there are a number of factors that can change from one property to the next. How can I change the mailing address on file for my property?

You can request to have the mailing address for your property updated in our system at by completing the online form.  You may also call our office at 317-745-9300 or sending an email to at any time by calling or emailing our office. We hope to have an online feature for this up and running soon.

How can I have my information removed from the public website?

Only certain at-risk individuals may request that their information be restricted on public websites. If you are a judge, law enforcement officer, surviving spouse of a law enforcement officer killed in the line of duty, victim of domestic violence, public official, or employee with the department of child services you can apply to have that information removed here: Restricted Access

How can I get an estimate of what my property taxes will be?

If you need an estimate of what your property taxes will be for a future bill, we can calculate that for you. Just give us a call or send us an email.

Why is the previous owner’s name/incorrect owner’s name showing on my property?

If you recently purchased the property or updated the title, you need to allow at least 30 days for the new deed to be recorded.

If there have been no recent changes made, then we will need to investigate how the previous deed lists the ownership. There could be something that was missed or possibly never recorded. Contact us by email or phone so that we can resolve this issue.

Can I get a copy of my deed?

The Recorder's Office can provide you with a copy of your deed for a small fee.
