• Tax bills are mailed once a year with both installment coupons included.
  • Tax bills are typically billed late March or early April.
    • Per IC 6-1.1-22-8(b)(2) “…The county treasurer may mail or transmit the statement … at least fifteen (15) days before the date on which the first or only installment is due …”.
    • Due dates are May 10th and November 10th. These dates may vary, please refer to your current year tax bill for official due date.
  • If you do not receive a tax bill by the end of April, contact our office before the due date and request a new tax bill. Failure to receive a tax bill does not relieve the taxpayer of the responsibility for payment and penalties when delinquent. If payment is made after the tax due dates, contact the Treasurer’s office at 317-745-9220 for payment including penalty.
  • Escrowed parcels
    • By law, the homeowner must receive their tax bill. If you are escrowed, this bill is just for your information only. However, if you become no longer escrowed, you are to pay from the tax bill, you will not receive another bill from us.
    • The only sure way to know you are escrowed for your property taxes is to contact your mortgage company.

 

Recently Sold Property

  • Under Indiana Law, real property is assessed to the deeded owner as of January 1 of the prior year. Any sale thereafter, the seller and purchaser are required to resolve the taxes between themselves. Normal procedure may be that the taxes are pro-rated and credited to the purchaser at the time of the closing. The liability may be prorated between the buyer and seller, but the taxes which arise from delinquency attach to the land.  
  • If you buy a property, your closing agency or attorney must ascertain all taxes that are due and generally prorates them for payment out of the proceeds from the sale. If you are the buyer, check the closing statements to see if you were credited for the taxes.
  • The buyer generally doesn’t net any dollars at closing and is not aware the taxes have been credited to them.

You will not receive a new bill after you have closed and it is your responsibility to make sure the taxes are paid.

* If you have sold the property referred to on the tax bill and another person has assumed responsibility for payment, please forward the bill promptly to that person or return it immediately to the Treasurer’s Office with information as to the new owner. A delay could cause the new owner to pay a penalty for a late payment.
