The Assessor’s Office is responsible for estimating the market value in use for each parcel of real property in the county. Currently Hendricks County has over 76,000 parcels. The State of Indiana determines the procedures, rules and regulations that all 92 countries must adhere to in the development of estimates of market values in use. The estimate of value in use becomes the assessed value (AV). An assessed value is determined for each parcel on an annual basis. The Assessment date is January 1st of every year.
The Assessor’s Office in addition to determining assessed values for real estate, is responsible for the development of Business Personal Property assessed values. Hendricks County has approximately 7,000 business personal property parcels.

For Immediate Release:
The Hendricks County Assessor’s Office has been receiving a significant amount of returned mail, since the mailing of the Notice of Assessments on April 26, 2024. This Notice shows what the 2024 assessment will be for taxes payable in 2025. It also serves as the notice to file an appeal if you do not believe that the new assessment is market value, or what you could or would be willing to sell your home for.
With the amount of returned mail that we are still receiving daily, I am concerned that many property owners may not receive their Notice in time for the June 17th appeal deadline. Therefore, I have decided to extend the appeal deadline to Monday July 8th, giving an additional 3 weeks to file an appeal.
These Notice of Assessments or Form-11s are available on our website, along with the most recent copy of the Property Record Card (PRC). I would encourage everyone to review both the F-11 and the PRC for accuracy. These can be found by going to the Hendricks County website at www.co.hendricks.in.us Once on the home page, click GIS Services and agree to the terms. Use Property Search and then enter the Name, Address or State ID (parcel number that begins with a 32). This will then bring up the parcel information along with the Form 11 and the PRC. Also from this spot, you may use the File an Appeal tab to search for comparable of your property within your neighborhood and submit an appeal online if desired.
Please review your PRC for any discrepancies regarding structures on the parcel, bathroom counts, etc.. and especially the mailing address. Feel free to send updated mailing addresses or additional questions via email to assessordept@co.hendricks.in.us

Cyclical Reassessment Information: The purpose and goal of Cyclical Reassessment is to ensure that every parcel is assessed as equitably, accurately, and as fairly as possible. We do this by researching, reviewing, and reassessing 25% of the county parcels annually, as required by Indiana Code. This includes completing physical inspections or aerial reviews for outside changes to the parcel. Permits are reviewed, as well as research of homes that are currently listed for sale, have previously sold, or have expired listings. You may find the market area and year in which your property is scheduled for reassessment at www.co.hendricks.in.us/assessor, by clicking on Cyclical Reassessment on the left side of the page.

Property Tax Responsibilities
The Auditor’s office staff works closely with the Assessor and Treasurer’s office to complete these processes. Segregation of our duties is determined by law and designed for transparency and fairness.
Among the duties and responsibilities are the following:
· File all property tax deductions, including Homestead, Veteran’s, Blind & Disabled, Geothermal and Over Age 65
· Calculate all property tax statements for real & personal property, and mobile homes
· Correct errors on property tax statements
· Administer tax abatements & Tax Incremental Financing (TIF) Areas
· Distribute semi-annual settlement of all property taxes to the appropriate taxing units
· Maintain ownership records for real estate within the county, including transfers, splits, combines, and annexations
· Hold annual Tax Sale in conjunction with the Treasurer

Financial Responsibilities
The Auditor’s staff and Treasurer’s office maintain separate accounting records to ensure proper use of public funds. All claims for payment are approved by the County Commissioners, while the County Council authorizes the amount of money that can be spent by each department.

The Hendricks County Commissioners are the chief executive and the legislative body of county government. County Commissioners are a three (3) member board elected to four (4) year term and the terms are staggered. The Commissioners represent three separate districts (in which they reside) but are elected by the voters of the entire County. The Hendricks County Commissioners have a wide range of executive and administrative authority. Among the duties and responsibilities are the following:
- Develop and adopt policies, resolutions and ordinances governing the unincorporated areas of Hendricks County and the functions of County government.
- Receive bids and authorize contracts.
- Control, maintain and supervise all county property including but not limited to the court house, the government center and the jail.
- Audit and authorize claims against the County.
- Authorize the construction and the maintenance of roads and bridges including those bridges within the town boundaries.
- Lead the development of economic development projects and programs to attract and retain jobs in Hendricks County.
- Lead a number of departments directly reporting to the Commissioners including the following: Human Resources, Highway, Engineering & Facilities Management, Cypress Manor (County Home), Veterans Services, Computer Center, Animal Shelter & Control, Emergency Management, Weights & Measures and Clean Water.
- Serve with the county surveyor and two citizen members as members of the County Drainage Board.
- Serve as the board of directors for the Hendricks County Regional Sewer District.
- Serve on the Hendricks County Solid Waste District Board.
- Approve the issuing of bonds or notes in connection with borrowing money for the county (subject to approval of the county council).
- Make appointments to boards, commissions and other agencies, as provided by law.
- Serve on numerous service and civic boards in the County.

The financial powers of the County are placed in the County Council. The Council appropriates all funds and levies all County taxes. There are seven Council members, four Council districts, with one member from each district, and three Council members elected at large.

Floodplain Information:
The Engineering Department, in conjunction with the Highway Department, has responsibility for the design, construction, and maintenance of County owned assets including roads, bridges, and County-owned buildings. In addition to those functions, it administers Hendricks County’s GIS program, and all plats and subdivisions to be recorded are submitted through the Engineering Department. The Engineering Department assists with drainage issues throughout the County, as well as participating in the review and approval of plats and subdivisions with the Planning and Building Department.
